Phoenix Spree Deutschland Ltd - London-based investor specialising in Berlin residential real estate - Says its portfolio was valued at EUR552.8 million as at December 31, up 0.8% from EUR548.3 million a year ago. "The market correction of the past two years seems to be ending. PRS building prices are stabilising, and transaction volumes began recovering in late 2024, albeit from low levels. Phoenix Spree Deutschland Ltd - London-based investor specialising in Berlin residential real estate - Sells Donaustrasse, Neukoln property for EUR4.8 million, or EUR2,249 per square metre, a 2.6% discount to the purchase price. Notes the sale price reflects the significant investment required to modernise the property. Further, sells two further condominium properties; a vacant unit in Zillestrasse for EUR426,600 at a 9.5% premium to book value, and a rented unit in Fregestrasse for EUR298,000, a 19.6% discount to book value. The company has pending reservations for a further four units representing a combined sales volume of EUR1.33 million. Expects these reservations will be notarised within the next six weeks. Explains buyer sentiment and transaction volumes within the Berlin residential market continued to be affected by high inflation and interest rates which negatively impacted the valuation of the portfolio. The valuation represents an average value per square metre of EUR3,808 down from EUR4,318 before. Reports the rental market remains strong. Supply-demand imbalances within the Berlin market have widened as further net inward migration and higher homeownership costs continue to increase demand. Buyer interest in the condominium market has shown early signs of recovery and given the strong rental market backdrop it is anticipated that annual like-for-like rental growth will accelerate from 5.5% as at June 30 to around 6.5% over the next 12 months.
