(Alliance News) - Derwent London PLC on Tuesday said the "fundamentals of the letting market continue to strengthen", as it upped its interim dividend and backed its full-year rental guidance. Read More
Derwent London PLC - London office-focused real estate investment trust - Signs new 125-year headlease for its 50 Baker Street development in west London with freeholder Portman Estate. The new headlease has a ground rent of 7.5% of gross income from completion of the 236,000 square foot office, retail and housing project that Derwent is developing at the site. The signing consolidates ownership of the existing buildings on the site into a single headlease. Portman Estate also will contribute its ownership of 62-64 Baker Street, giving Derwent full control of the island site. Having been granted planning consent a year ago, the project will get underway next year, with the main contract being put in place in the first half of 2026. The project is across the street from Derwent's 25 Baker Street project. Read More

Derwent London PLC - London-based property investor and developer - Exchanges contracts for the sale of Francis House for GBP55.5 million, to a Local Government Pension Scheme advised by Colliers Global Investors. Expects the sale to complete early in the fourth quarter. Francis House consists of 43,000 square feet of office space and a 9,000 square foot basement. Derwent says PR company Edelman pre-let the space, during renovations completed in 2022, on a 15-year lease at a GBP76 per square foot headline rent. Adds that the sale price is in line with the December 2024 book value and reflects a 4.9% net initial yield to the buyer. Expects the sale to be "slightly accretive" to EPRA earnings. Read More

Derwent London PLC - London-based property investor and developer - Completes a "significant" lease extension with long-term standing occupier Adobe Inc at White Collar Factory EC1 in London. Says Adobe has expanded its footprint by 25% to 67,000 square feet as it leases an additional 13,400 sq ft. Further, Adobe reaffirms long-term commitment to building as it extends their occupation in 2038, with a break in 2033. The overall rent stands at GBP4.5 million. Read More
Derwent London PLC - London-based property investor and developer - Raises GBP250 million through a 7-year sterling-denominated senior unsecured bond with a 5.25% coupon. The proceeds will be used to repay debt, refinance near-term maturities, and support its development pipeline, including the GBP150 million Holden House W1 project. The bonds are expected to be rated A- by Fitch and will trade on the London Stock Exchange. Read More
