Quarterly Tender Offer Tender Price

Further to the quarterly tender offer launched by the Company on 14 May 2026 (the "Tender Offer") for up to 15 per cent. of the Company's issued Shares (excluding any Shares held in treasury), the Company announces that the Tender Price at which all Shares accepted in the Tender Offer will be acquired is 136.1775 pence per Share.

The Tender Price has been determined by reference to the Company's prevailing NAV per Share at close of business on the Calculation Date of 2 June 2026, less the Tender Offer Expenses per Share.

It is intended that Shares successfully tendered under the Tender Offer will be purchased by J.P. Morgan Cazenove on 17 June 2026 and settlement of the Tender Offer will occur as soon as practicable, and by no later than 10 Business Days, thereafter. All Shares acquired by the Company will be held in treasury.

Terms used and not otherwise defined in this announcement shall have the meanings given to them in the Company's circular to Shareholders dated 14 May 2026 setting out the terms and conditions of the Tender Offer.
