INCLUSION HOUSING CIC'S REGULATORY JUDGEMENT
The Board of Social Housing REIT plc (LON: SOHO), is pleased to announce that Inclusion Housing Community Interest Company ("Inclusion") has received a compliant G2 V2 regulatory grading by the Regulator of Social Housing ("RSH").
Inclusion is SOHO's largest lessee, representing approximately 30% of its annual rental income. As of 31 December 2025, Inclusion leases 124 properties from the Company, providing homes for 911 vulnerable adults.
This is a landmark moment for SOHO and the specialised supported housing ("SSH") sector as Inclusion is the first predominantly lease-based housing provider to receive a compliant governance and viability rating by the RSH.
The Board believes this judgement represents a positive development for the sector, providing further evidence that well-managed, lease-based providers can operate successfully within the regulatory framework while continuing to deliver high-quality homes and services for vulnerable residents.

NOTES:
The Company primarily invests in residential properties providing social housing in the UK, with a particular focus on specialised supported housing ("SSH"). SSH provides homes for vulnerable adults requiring support to live independently, including those with learning difficulties, mental health problems and physical disabilities. These homes are specially designed or adapted to meet residents' needs and are managed by Approved Providers who are predominantly regulated by the Regulator of Social Housing. Approved Providers consist of Housing Associations and Local Authorities, or other regulated organisations in receipt of direct rental payments from local Government.
