Declaration of Dividend

At the last Declaration of Dividend, on 19 March 2026, the Board of Directors (the "Board") of Palace Capital stated that historical dividends paid were uncovered by profits earned. The Board further stated that it had decided not to pay uncovered dividends in the future.

At the Interim Results, on 11 June 2026, the Company's ability to simultaneously declare a dividend and pursue a share buyback was constrained by its distributable reserves. Since that time, the Company and its subsidiaries (the "Group") approved a series of intercompany dividends to increase the Company's distributable reserves. The Board further stated that it would consider reintroducing dividends after the share buyback had completed.

Following the consolidation of the Group's reserves, rectification of historic distribution issues and completion of the share buyback programme, as announced on 21 July 2026, the Board is pleased to announce an interim dividend of 1.50 pence per ordinary share which is covered based on financial information in the Company's management accounts.

The dividend will be paid as a Non-PID and will therefore be treated in the same way as dividends received from other UK companies that are not Real Estate Investment Trusts ("REITs").

The dividend will be paid to shareholders whose names appear on the register of members at the close of business on the Record Date.

The dividend timetable is:

· Ex-dividend date: Thursday 24 September 2026

· Record date: Friday 25 September 2026

· Payment date: Friday 23 October 2026
