Quintain Estates & Development PLC31 July 2006 Quintain Estates and Development PLC ("QED") Transaction in Ordinary Shares and Interests of Directors QED announces that the Trustees of the Quintain Estates and Development PLCDeferred Bonus Plan ("the Bonus Plan") being Adrian Wyatt, Nigel Ellis andNicholas Shattock (all directors of QED) have acquired 232,360 ordinary sharesof 25p each in the share capital of the Company. The shares were transferredout of treasury to satisfy commitments made under the Bonus Plan to Directors,PDMRs and other employees (as announced on 23 June 2006) and will be released tobeneficiaries on the third anniversary of the date of award. The trustees now hold 356,645 ordinary shares against awards made in June 2005and June 2006. QED retains 267,640 shares in treasury and its current issued share capital is129,254,916 ordinary shares.
