Development Securities PLC22 November 2006 Development Securities provides update on planning application for Broughton residential and other land holdings Development Securities announces that the status in the emerging UnitaryDevelopment Plan (UDP) of the 19 developable acre site owned by DevelopmentSecurities in Broughton was ratified by Flintshire County Council on 17 October2006 as allocated for residential purposes. The number of units that the Council considered can be accommodated on the sitewas increased by 35 to 260 dwellings, consistent with our earlier planningapplication. In view of this welcome progress and the need to ensure proper consideration isgiven to the final element of the public consultation process, it is notconsidered likely that a resolution to grant planning consent will be made thisyear. In the last few months, Development Securities has acquired ten acres of landadjacent to this site so that compliance can be made with the requirements ofthe Countryside Council for Wales regarding the conservation of the existingpopulation of greater crested newts, being a pre-requisite of any planningconsent implementation. Development Securities own a further two acres of land in close proximitythereto which, it is pleasing to note, was confirmed on 17 October by the localauthority as allocated for non-retail commercial use within the emerging UDP. An additional 3.5 acres of land immediately to the north of the existing retailpark was designated for use as a car park within the 170,850 sq ft retail parkextension which received resolution to grant planning from Flintshire CountyCouncil in April 2006. The only remaining significant Development Securities land holding in Broughtonis a 4.5 acre site adjacent to existing housing which offers the reasonableprospect of a future residential planning consent.
