Return of Capital Payment

The board of South African Property Opportunities Plc ("the Board") ("the Company") confirm that a return of capital of 10 pence per ordinary share will be payable, representing the cash proceeds available for distribution from the realisations to date of the portfolio.

Shareholders should take note of the following dates in respect of this return of capital payment:

Ex-dividend date: Wednesday 31 July 2013

Record date: Friday 02 August 2013

Payment date: Friday 09 August 2013
