The UK economy continues to remain stable and the housing market continues toexperience steady growth in demand and prices. Nevertheless, the outlook forthe UK economy is more uncertain than in recent years. In particular, we keepunder review the impact of the high price of oil and some uncertainties overenergy supply, historically high levels of personal debt and concerns over apossible increase in inflation and interest rates in the future. Nevertheless, I am pleased to report that the Society's performance in the firstquarter is in line with our internal plans and we continue to expectsatisfactory results for the current year."
