Publication of Supplementary Prospectus

Standard Life Investments Property Income Trust Limited (the "Company") has today published a supplementary prospectus approved by the UK Listing Authority. The publication of the supplementary prospectus is a regulatory requirement under the Prospectus Rules following the publication of the Company's annual report and accounts for the year ended 31 December 2015.

The supplementary prospectus is supplemental to, and should be read in conjunction with, the prospectus published by the Company on 17 November 2015 in relation to the proposals to raise up to £100 million by way of an Initial Placing and Offer for Subscription in relation to the acquisition of the New Portfolio and a Placing Programme and the supplementary prospectus dated 15 December 2015 in relation to the amendment of the Minimum Issue Proceeds.
