UK Commercial Property Trust Ltd07 April 2008 Net asset value The unaudited net asset value per share of UK Commercial Property Trust Limitedas at 31 March 2008 was 89.0p. This represents a decrease of 3.4 per cent. fromthe net asset value per share as at 31 December 2007. The net asset value per share is based on the external valuation of the propertyportfolio prepared by CB Richard Ellis Limited as at 31 March 2008 of £743million. The net asset value per share is calculated under International FinancialReporting Standards ("IFRS"). The net asset value per share includes all current period income and iscalculated after deduction of all dividends paid prior to 31 March 2008. It doesnot include provision for any unpaid dividends for the periods prior to 31 March2008 including the dividend for the quarter to 31 March 2008 which is expectedto go ex-dividend in May 2008 and to be paid in May 2008. The adjusted net assetvalue per share after deducting such quarterly dividend is 87.6p. The NAV per share at 31 March 2008 is based on 867,126,287 Ordinary shares of25p each, being the total number of shares in issue at that time. For the purposes of this calculation, "expenses" includes the costs ofrunning the Group, including the investment management fee, administration fees,Directors fees, insurance costs, board costs, registrar costs and anyirrecoverable VAT, but excludes issue costs, capital expenditure andrefurbishment and irrecoverable property running costs. Over the period the Company has had no borrowings. The IPD Monthly index has continued to fall over thefirst two months 2008 however, at a much slower rate than in Q4 2007. Forecastsfor the fall in capital values in the index are in the order of 4.0% to 5.0%with total returns somewhere in the region of -3.5% for the quarter. For the Company there has been a small decline of -3.45% in its capital valueover the course of the first quarter of 2008. The largest relative decline inthe Company's portfolio in Q1 08 has been its industrial sector, which fell byslightly over 6.0%. Generally prime distribution shed yields have moved byapprox 1.0% over the last 6 months and this has impacted the Company'sindustrial portfolio, which holds three assets in this sub-sector. On the positive side, the Company's West End stocks increased in value as resultof further rental growth evidence coming through in the Soho office market. Over the course of the quarter, the Company re-geared the lease of its Hatfielddistribution shed. The lease expiry date is now 2032. The Company also sold thelast of its small shop units in High St, Uxbridge for £3.55m.
