 LIV2 - Analysis of Loan Portfolio

LendInvest Secured Income plc (the "Company"), a wholly owned subsidiary of LendInvest Limited ("LendInvest"), the marketplace for property finance, has published an Analysis of Loan Portfolio assets (minus cash) for the three months up to 30 September 2019.

Highlights include: 

·; Percentage of Portfolio secured by first-ranking legal charge: 100%

·; Weighted average LTV ratio of the Portfolio: 64%

·; Interest coverage ratio: 180%

·; Location of property outside Greater London (given as a percentage of the Portfolio): 49%

LendInvest has also provided an update on its own trading and business highlights for the six months to 30 September 2019. 

Fundraising highlights: 

·; Secured £200 million investment from HSBC UK to enter the regulated home loan market (April)

·; Securitised £259 million of UK prime Buy-to-Let mortgage loans in an oversubscribed RMBS transaction that was AAA-rated (83%) by Moody's and Fitch (June)

·; Secured £200 million investment from the National Australia Bank to expand reach in Buy-to-Let market (August)

·; Raised £38 million in gross inflows into our flagship Real Estate Opportunity Fund, taking the NAV to £217 million representing an increase of 11% (from 1 April to 31 August 2019)

·; Lending capital base for the business now over £1.8 billion (at end September)

Operational highlights: 

·; £2.5 billion cumulative lending, since inception to 30 September 2019

·; £500 million total loan originations between 1 April to 30 September 2019 (up over 70% compared to the same period last year)

·; 65% borrower repeat rate (short-term borrower repeat rate by £)
