Land Securities Group Employee Benefit Trust

ACS HR Solutions Share Plan Services (Guernsey) Limited as Trustee of the Land Securities Group Employee Benefit Trust (the 'Trust') between 19 and 22 August 2011 purchased one million (1,000,000) ordinary shares of 10 pence each in the Company at an average price of 738.23 pence per share.

The executive directors of the Company, namely Francis Salway, Martin Greenslade, Richard Akers, and Robert Noel are potential beneficiaries of the Trust and are therefore deemed to be interested in shares and dealings thereof.

Following the above transaction, the Trust holds 1,249,324 ordinary shares in the Company representing 0.16 per cent of the Company's issued ordinary shares and total voting rights.
