METRIC PROPERTY INVESTMENTS PLC

EBT SHARE PURCHASE

Metric Property Investments plc (the "Company") has been notified by Appleby Trust (Jersey) Limited, the trustee of the Metric Property Investments Employee Benefit Trust (the "EBT"), that on 21 December 2012 the EBT purchased 461,610 ordinary shares in the Company in order to satisfy nil-cost option awards granted by the Company under the terms of the Company's Matching Share Plan.

Following the purchase, the EBT holds 461,610 ordinary shares, representing 0.24 per cent. of the Company's current voting rights.
