LXB Retail Properties Plc (The "Company") has been notified that on 5 July 2013 Jo Duffield, a member of LXB3 Partners LLP, purchased 40,517 shares at a price of 117 pence per share.

Following this transaction Jo Duffield holds 245,588 shares in the Company which represents 0.11%

of the Company's issued share capital.

The group headed by LXB3 Partners LLP includes LXB Adviser LLP and is a related party of the

Company. LXB Adviser LLP is the Investment Adviser to the LXB Retail Properties Plc Group.

Following the above transaction, the individual members of LXB3 Partners LLP hold an aggregate

total of 11,572,900 ordinary shares in the Company, which represents 5.07% of the Company's

issued share capital.
