Quintain Estates & Development PLC19 July 2007 Quintain Estates and Development PLC ("QED") 19 July 2007 Transaction in Ordinary Shares and Interests of Directors QED announces that the Trustees of the Quintain Estates and Development PLCDeferred Bonus Plan ("the Bonus Plan") being Adrian Wyatt, Nigel Ellis andNicholas Shattock (all directors of QED) have acquired 262,406 ordinary sharesof 25p each in the share capital of the Company. The shares were transferredout of treasury to satisfy commitments made under the Bonus Plan to Directors,PDMRs and other employees (as announced on 20 June 2007) and will be released tobeneficiaries on the third anniversary of the date of award. The trustees now hold 622,180 ordinary shares against awards made in June 2005,June 2006 and June 2007. QED retains 5,234 shares in treasury and its current issued share capital is129,821,116 ordinary shares (excluding treasury shares).
