Town Centre Securities PLC19 September 2005 For immediate release Monday, 19 September 2005 Town Centre Securities PLC ("The Company") Directors'/PDMR shareholdings Purchase of Own Shares Directors'/PDMR shareholdings The Company announces that on the 16 September 2005 Edward M Ziff, Chairman andChief Executive, sold 41,000 Ordinary shares of 25p in the Company, representing0.073% of the issued Ordinary share capital of the Company, at 404.5 pence pershare. On the same date he sold 50,000 Ordinary shares of 25p in the Company toanother member of the Concert Party, representing 0.089% of the issued Ordinaryshare capital of the Group, at 404.5 pence per share. Mr Ziff is nowbeneficially interested in 7,488,470 Ordinary shares, representing 13.36% of thetotal shares in issue. The Company also announces that on the 16 September 2005 James Crawford,Investment Director, sold 15,117 Ordinary shares of 25p in the Company,representing 0.027% of the issued Ordinary share capital of the Company, at404.5 pence per share. Mr Crawford is now beneficially interested in 274,745Ordinary shares, representing 0.49% of the total shares in issue.
