Town Centre Securities PLC19 May 2005 For immediate release Thursday, 19 May 2005 Town Centre Securities PLC ("The Company") Notification of Directors exercising share options The Company announces that on the 18 May 2005 Mr Edward M Ziff, Chairman andChief Executive partially exercised his option over 50,000 Ordinary shares of25p each in the Company granted to him under the 1994 Unapproved Share OptionScheme at an exercise price of 104p per share, representing 0.090% of the issuedordinary share capital of the company. Mr Ziff intends to retain these shares and as a result is now beneficiallyinterested in 7,378,636 Ordinary shares, representing 13.21% of the total sharesin issue. In addition Mr Ziff has remaining options over 265,215 shares. Furthermore on the 19 May 2005 Mr James Crawford, Investment Director, partiallyexercised his option over 40,000 Ordinary shares of 25p each in the Companygranted to him under the 1994 Unapproved Share Option Scheme at an exerciseprice of 104p per share, representing 0.072% of the issued ordinary sharecapital of the Company. Mr Crawford intends to retain these shares and as aresult is now beneficially interested in 256,411 Ordinary shares, representing0.459% of the total shares in issue. In addition Mr Crawford has remainingoptions over 144,515 shares.
