Term: 20 years. Subject to compliance with applicable PRC laws and the Listing Rules, Futaitong shall be entitled to renew the Lease for not less than 15 years.
Real Estate Rental Fee: RMB868.68 million (inclusive of VAT).
After an initial term of 20 years, if for reason of Fu Ding the term of the renewed Lease is reduced to an extent of less than 15 years, the Real Estate Rental Fee payable by Futaitong shall be decreased by RMB6.82 million per eliminated year.
Delivery time of assets: Delivery when the real estate is completed and the real estate certificate is obtained
Payment schedule: During the construction of real estate, Futaitong will prepay the rental Fee of RMB 630 million, and the remaining rental Fee of RMB 238.68 million will be paid in 5 equal instalments commencing from the 20th day of the month following the month in which Fu Ding obtains the real estate certificate, and the subsequent dates of the anniversary.
